Why Buy Energy Star Appliances when you can buy an ENERGY STAR HOME:

Well folks, it's true, why bother buying Energy Star Appliances when you can buy an Energy Star HOME?!



Yesterday was all about Energy at 35 Cherry Street, Plymouth. The engineers from GDS Associates were on hand to perform their Energy Tests including a "Blower Door Test". The results: a 66HERS RATING!!! We were excited!

What does that mean for a new home owner? Well, it means that this home is 34% more energy efficient than a new home built to todays code and significantly more efficient than any home built 10, 20, 30 (or more) years ago.

The bigger bonus to purchasing an ENERGY STAR home is that you can get an EEM (Energy Efficient Mortgage) http://www.resnet.us/mortgages: Uses the energy savings from a new energy efficient home to increase the home buying power of consumers and capitalizes the energy savings in the appraisal.

What is a HERS RATING?
Most existing homes use alot of energy and are rated at 150 and above on the HERS INDEX.
New homes built to standard code meet the 100 HERS INDEX.
ENERGY EFFICIENT homes will fall between 0 (for using 0 energy) up to 100.
The best ratings are between 0 and 70 (which is a 5* home). (see index below).


The HERS Index is a scoring system established by the Residential Energy Services Network (RESNET) in which a home built to the specifications of the HERS Reference Home (based on the 2006 International Energy Conservation Code) scores a HERS Index of 100, while a net zero energy home scores a HERS Index of 0. The lower a home’s HERS Index, the more energy efficient it is in comparison to the HERS Reference Home.

35 Cherry Street, Plymouth, MA - in the home stretch

Well folks, we are in the home stretch.

Hardwood floors were installed last week and look fabulous!
Kitchen cabinets were installed this past weekend and the Granite was selected and templated.





Interior doors were installed and painted. Trim work is next.










Our final Electrical inspections were passed today and we're waiting on the plumbing & HVAC to be completed later this week.
We are so excited for our OPEN HOUSE coming soon.
This home is being listed at $299,900. and will make a lovely home for one lucky family.
We're looking forward to seeing everyone at the open house - MAY 15th.

35 Cherry Street, Plymouth, MA - rehab project-Week 4 complete

Week 4 is over and we got alot accomplished!


Rough Electrical Inspections - PASSED!
Rough Plumbing Inspections- PASSED!
Framing Inspections- PASSED!


Electricity is turned on- THANKS TO NSTAR!


THERMAL FOGGING completed this weekend - Thanks to Ken at ServPro of Plymouth/Wareham
(for those of you who don't know what "Thermal Fogging" is read on).

Fire damaged properties needs special attention and care. In most cases Thermal Fogging is necessary. This process opens the pores in the walls and neutralizes the smoke odor. There is probably no process a home owner could use that would work as effectively as thermal fogging.


During a fire, smoke can permeate walls & other surfaces & drift through household ducts, where it becomes trapped. If not properly removed, smoke odor reoccurs from time to time, especially during warm or damp weather.


To eliminate the smoke / burn smell there is a process known as "Thermal Fogging." This warm chemical fog penetrates your home & walls just as the fire did, neutralizing the smoke odor as it goes. There are many companies out there that you can call on that specialize in "Thermal Fogging". We called ServPro of Plymouth/Wareham and they fit us into their schedule.





The "Thermal Fogging" process took a total of 3 day so we shut down the site to make sure that the smoke smell goes away permanently.
We notified the Plymouth Fire Department and all the neighbors that this process was taking place so that they didn't think that the home was on fire.
Everything went smoothly.
Next up Insulation / Blueboard & Plaster / Painting / Floors..... pretty soon the OPEN HOUSE!

35 Cherry Street, Plymouth, MA - rehab project - week 2 complete. working on week 3

Week 2 of our renovation at 35 Cherry Street, Plymouth, MA is complete and we're finishing up week 3 this week.

All Roofing / Siding / Gutters / Windows / Doors have been isntalled.
All repairs made to the frame of the property. All burned sections were removed.

Interior framing is complete.

All Asbsetos has been professionally removed from the basement (by NESM of Weymouth, MA).

New Electrical service was installed! (inspection passed!)

DigSafe (811) was called and grounds were marked so we don't hit any underground pipes, wires etc.. when digging for footings. Front Porch has not been rebuilt as we're waiting on the Plymouth Building department and Zoning to approve our plans.
This week we're working on Rough Electrical, Rough Plumbing and HVAC.

35 Cherry Street, Plymouth, MA - rehab project-day7

And on the 7th day we have a new home!

All the damaged and burned siding, roof, framing etc has been repaired or replaced.

All the windows and doors are installed. Soffits are installed.

The new roof is on and looks great (If I may say so myself).



And the siding is almost complete.
We're only going to tease you with a couple of photos today... you'll all have to wait till next week to see the entire house.

All the windows and doors are in and once the front porch is rebuilt and the shutters go up this home will be the talk of the neighborhood... but wait, there's more.... the interiors are next!

Despite the rain our crew worked dilligently to clean out the debris from the back yard.
With Permits in hand, demolition well on it's way we're moving forward with this rehab project.

MKE DEVELOPMENT CORPORATION and SOUTH SHORE HOME SOLUTIONS have teamed up to rehabilitate a property in Plymouth, Massachusetts.

Marina Hauser of South Shore Home Solutions, who is a FortuneBuilders Mastery Coach for the team of "Flip this house-New Haven" in Connecticut has moved to Massachusetts and is starting her first flip: 35 Cherry Street, Plymouth, MA. MKE Development Corporation is by her side and we're excited to bring this property back to life.

35 Cherry Street, Plymouth, MA is a fire damaged property that is being rehabilitated from the ground up. We will try to salvage as much of the existing structure as we possibly can but in the end this home will be NEW, modern and energy efficient.
