We couldn't resist blogging again. So much is going on that we can barely keep our heads straight.

The plaster crew is on stilts finishing the ceilings and working their way around the 1st floor.

Bob our tile guy is doing an amazing job on tiling the bathrooms. He should be done tiling today and then will have to come back to grout another day.

The Plumber & Electrician are working hard to beat the clock and the HVAC crew is in the process of getting the A/C units installed so we can have a running system when the plaster crew is finished.

and Michael... well, Michael is running around making sure that everything is running smoothly on site and getting any last minute things taken care of.

42 Ralph Talbot St. Weymouth, MA - 8/23 UPDATE

As of 8/23 we've accomplished a great deal! Once inspections were complete we hit the ground running with insulation and immediately after that BLUEBOARD!

Our Plaster crew came in and put up all the walls/blueboard in just two days. And their crew has already plastered the 2nd floor. They will be coming back to finish tomorrow. The house is beginning to look like a home.
Dave & Steve's plastering crew were careful to tape over the original antique wood that we're exposing and the beams are beginning to stand out now that the ceilings are in.


The deck is 70% complete and would have been finished today had there not been buckets of rain coming down on us.


The sanding of the original antique floors began last week as well but could not continue today due to the rain. We also visited a restoration place in Whitman Sunday night and secured the additional flooring that we will need to finish the floors in the home (thanks to Rick and Mark).


We're hoping for some nicer weather later this week so that we can continue to refinish the original floors and finish the deck. Until then we have lots to do and working 12 hr days to accomplish it.
Tiling begins tomorrow for the bathrooms and Cabinets are rolling in on Wednesday morning and then off to pick out some granite. The two choices thus far are "Steel Gray" and "Madura Gold" .

OH THE THE MOST IMPORTANT NEWS:

We have already had 2 showings (qualified buyers of course, came through on Sunday morning as we were headed out to church and an engagement party) and we have two more coming through tomorrow.
We're very excited. This is by far the most "special" home we've ever brought back to life!

Behind our Coldwell Banker sign is an old Granite Hitching post where horses use to be tied to back in the 1700's. This hitching post is still standing (as a token of a by-gone era) and has a few knotches in it. These hitching posts were once a means of securing one's transportation (the horses) but now are admired by the few who are still nostalgic for past history.
We're planning on preserving this historic structure and leaving it intact on the property. After all "we must preserve history today for tomorrow".
We looked up the history of the hitching post but didn't find much. Here are some articles we found online:

ICYNENE!
Yes folks we're done insulating. Framing inspections passed on Monday and by Tuesday we were insulating. This morning the Icynene crew from InsulPro & our Insulation crew came by to finish super insulating the house.

Once the firestopping was completed and the framing inspections passed we hit the ground running.

The walls got blown in Cellulose insulation, the ceilings got Icynene and the bathroom walls even got insulated for noise control.



Tomorrow insulation inspections from the town and GDS Associates for our Energy Star certificate and off we go to blueboard & plaster.

In the meantime, our Plumber Bill is working hard to get all his work complete before he heads off to Hawaii for a much deserved vacation. (Yes we are jealous but we've got a mission!). He's been slaving away in the basement finishing up the PEX plumbing and installing the NAVIEN tankless water heater which by the way is super energy efficient at 98% Efficiency. The back side of the house is coming along nicely as well. We've already started building the large deck off the family room and kitchen and that should be completed later this week weather permitting.


(the two mountains of brick you see here are from the 6 fireplaces that the house had. Most of this brick is being reused to build the patio in the back yard).
Next stop: Blueboard / Plaster, Painting, Floors, Kitchen Cabinets & finishing touches and of course our brick patio. We're getting closer to our open house.

TODAY WAS ALL ABOUT LANDSCAPING!
we're only going to give you a sneak peak now because we want you to come by our open house (which by the way will have food & drinks) in a few weeks to see it in person.









Tomorrow railings go up and get painted, concrete steps get finished and the Realtor comes by to take his photos and we're officially on the market!

WINDOWS , DOORS, FRAMING, ELECTRICAL, PLUMBING & HVAC
When we move, we move fast.



The house has already been transformed beyond belief. The neighborhood is stopping by and are in awe of how this home has been transformed in such a short time.

Siding is installed. Roof is installed. Gutters installed.



All new Energy Efficient ANDERSON windows & doors and all shutters and accessories are already isntalled. We're looking better already!


Interior framing is 95% complete and we're shooting for framing inspections for this Friday.


Electrical Inspections PASSED! Plumbing Inspections PASSED! HVAC in progress...



Landscaping continues...and this house will be on the market by the weekend!

42 Ralph Talbot St. Weymouth, MA - 7/24 - 7/31 PROGRESS & SANDBLASTING

PROGRESS!
Yes we're moving right along and as you will see soon enough the house is looking AMAZING (if we may say so ourselves). As a matter of fact, everyone who drives by does a double take. And even though it would have been nice to have arrived at the point we are today a few weeks ago, we're happy with the outcome to date (despite almost losing the house twice due to the missing structural beams that a previous owner had cut out). No wonder the floor was slanting at the back of the house.

WHERE DO WE START? SALVAGING THE FRONT DOOR:



After days of contemplating reusing the beautiful Antique front door, and numerous conversations with our Energy Star Engineering cohort Steve, we decided that the front door had to be replaced with a new one. So we called on our friends at Yankee Restoration to come take it away and try to salvage it. They did but it was a daunting task.

First, we found out that back when the door was originally installed the owners cut out a portion of the structural beam in order to fit the door in. So our task which was thought to be a piece of cake turned into an enormous heart burn because if we removed the door the 2nd floor would cave in. So, with jack in hand and after stabilizing the 2nd floor the work began to salvaging the beautiful front entry door.
the door was taken down successfully in one piece.
SANDBLASTING:
Demolition revealed some rot & fire and the more we uncovered the more we had to replace. We contemplated numerous technologies (Including bringing in ServPro of Plymouth/Wareham which we used in our last project) to take care of the charred beams and finally decided to bring in a "Dry Ice Blasting" company (Able Restoration) to take care of it. We quickly found that dry ice didn't really do the job. Thankfully Able Restoration was kind enough not to charge us and recommended Sandblasting. So we called "General Sandblasting" and what an amazing result we got.
Below are some of the before photos. You can see some of the rot (these beams were removed) but most noticeable is the char on lots of the beams.




All covered up and within an hour 1/4 of the ceiling was completed.



We ran in during their break to see the results and we were AMAZED! Check out the side by side photo below:

And since no one was allowed to be in the house during sandblasting we decided to take the day and finish another job (a kitchen remodel in Hanson) so off we went. When we returned later that day we were AMAZED AT THE RESULTS and have not stopped talking about it since. What do you think about the photos below?
